分譲地を買われる方というのは、案外、家をどこで建てさせるかが未定な方が多いように感じます。

それは当然で、土地を買うお金の工面と、想定金額に見合った土地を購入するため、プランはまだ考えていない方が多いからです。

中には、こんなプラン良いな→こんな土地が良い

とお考えになる方もいらっしゃるようですね。

その中で、人気が集中するのは、プランどうこうではなく、道路が南側の土地です。

日本では一般的に　価値も高く、良いとされる土地は、南に開けていることです。

実は、我々（建築家・設計）からすると、意匠的には北側道路の方がかっこつく上、プライバシーも保てる利点があります。

逆に南側は、その反対がデメリットですが、メリットは、日が入るだけでなく、プライバシーが保てない可能性が高いが、人目に付きやすいので、泥棒が入りにくいという点です。

物事は考え方ですが、それぞれの土地でのメリット・デメリットを考えて土地から購入するというのも、手かも知れません。
