地縄張り こちらは地鎮祭前 [流山K邸新築工事]

流山おおたかの森近く、区画整理地内のお宅は、近々に地鎮祭ですが、その前に地縄張り。
大工さん（工務店さん）と一緒に張りました。
実は、最近、張った後のチェックはしていましたが、久々の地縄でした。
それにしても、区画整理されてたばかりの土地は初めてです。
というか、土地区画整理事業区域内での 土地区画整理法76条申請がらみは、ここんところ多いので、申請自体は慣れていますが、元々の地主さん相手は初めてです。
これをきっかけにこの つくばエクスプレス 流山おおたかの森周辺で仕事ができればと密かに野心めいたことも考えてしまいます。
この駅周辺は、つくばエクスプレスでも、あんまり整備されていません。
本当に駅前は、ロータリーと高島屋だけで他は、やっと形になった程度。マンションも建ち始めています。しかし、一本奥に入ると未整備です。この点はどこのTX（つくばエクスプレスの略称）の駅でも変わらないでしょうが、規模と広さから言えば、おそらくこのおおたかの森駅周辺が未整備部分が多いように感じます。
守谷以北は、整備エリアの造成は大分進んでいます。要するに、「道」は出来上がっているのですが、おおたかの森周辺は「道」がありません。
そもそも、都心に近いところですし、快速もとまるともなれば、土地の価格も上がるのは当然。また、そもそも農地で建物なんかなかったところですから、整理するのも「逆」の意味で大変だったかもしれませんね。
ここで言う「逆」とは、市街地として形成されているところの区画整理です。土地の価値もよく知らない方を説得と説明を繰り返し行わなければならなかった、区画整理元 UR の苦労も感じますが、今ままで農地だったところの価値を吊り上げられた上、先祖代々住んでいた所を移動しなければならない住民の方の苦労も大変なことだったでしょう。
