防火の規制が厳しい地域について [住宅]

防火の規制が厳しいといえば、いわゆる、防火地域・準防火地域・法22条地域に大別されます。
東京都23区内は、防火地域・準防火地域しかなく、いわゆる外装は、制限を受け、木造ではおそらくつまらない外装になる可能性が高いです。
要するに、コンクリート造だとか鉄骨造が基本なんですね。都内は特に・・・・・
でも費用を考えると、木造にしたい・・・・・ちなみに、防火地域では、木造で建てる事は、ほぼ×です。
準防火地域であれば、いくつか選択肢がでてきますが、いづれにしても厳しいのです。
で、問題は、最低ランクの法22条地域です。
この法22条ですが、壁が防火構造となればOKで、開口部の制限はありません。
準防火地域以上だと、開口部が防火戸等でないといけません。
防火構造も面倒で、建築基準法で書いてある工法であればOK。または各メーカーが実証試験をし、大臣認定を受けた工法でないといけません。要するに、自由度が落ちるのです。
自由度があるのならば、法律に書いてあるものです。
これは、簡単に言えば、外装はモルタル下地での仕上げ+ｸﾞﾗｽｳｰﾙ断熱材+内装下地は木の板（厚み下限あり）または石膏ボード となります。
この範囲であればOKで、設計者とすれば、石膏ボード+クロスといった一般的な仕上げよりも自由度が上がります。もっとも、石膏ボードを使えば大臣認定でも、仕上げは珪藻土等でもいけますが・・・・・・
昨今、石膏ボードNGというお施主様もいるでしょうから、もし、石膏ボード使わないのならば、法律にのとったものでやる事をお勧めします。
法22条地域は、どちらかといえば、東京郊外の都市の住宅地に指定されている場合が多く、商業地域等では指定されていることはありません。商業地域の場合は、防火・準防火ですが・・・・・
そんなわけで、今回のブログはまじめなレクチャーでした。
