つくばエクスプレス沿線の住宅事情についてお話ししましょう。
つくばエクスプレス沿線に住まわれようとお考えの方は、様々な例があるようで、そもそも常磐線沿線の住宅購入者の傾向と似ているようです。
というのも、東京近郊で土地付きの家を購入するときに、探しに探していくうちに、茨城県に来てしまったという方やもともとの沿線に住まわれる方が主な傾向だからです。
茨城に巡り巡って来てしまった最大の理由は、このエリアは他のエリアに比べ土地が安いことです。
東京の西や埼玉県の所沢周辺では、土地が高く、順番に西から探していくと、しまいには東にシフトしていきます。
住宅メーカーの分譲の関係からも同様の事を聞いています。
これは、常磐線にも言えることで、千葉県 松戸～柏 千葉ニュータウン等探ていくうちに、常磐線で川を渡ってしまったと言う方も結構います。（この場合、川というのは利根川です。）
本来、横浜に両親が住んでいたのに、自分たちはつくばエクスプレス（ここからはTXと略称します）沿線にしか住めないと言う方もいらっしゃるようです。
守谷は、駅前に巨大マンションの計画があり、近くの住宅地もあるのですが、案外、昔から住宅地があったので、新しい分譲地は少ない傾向です。守谷でも旧水海道市や旧岩井市寄りでURが土地分譲をやっているかと思います。周辺環境は整っていて、できている街にTXが走ったので、利便性は高いです。土地の値段は、５０坪とかで２５００万程度（それでも南守谷で）でした。駅に近いともっと高いかも知れません。
みらい平は、URや民間会社分譲（DハウスやSハウス等の）、そして茨城県の分譲があり、土地自体も、５５坪だとかでしょう。駅前にはスーパーがあり、まだまだ未発達な場所です。買い物は守谷に行くというところでしょうか。
みどりの は、つくば市でありながら、みらい平以上にあまりありません。小さなスーパーがあったりと、未発達であることはかわりません。みどりのだと買い物は守谷よりつくばまで行ったほうがいいかもしれません。
研究学園は、葛城と呼ばれるエリアです。つくば市のブランドイメージを背負っているだけでなく、市役所や映画館付商業施設まである素晴らしいエリアです。つくば中心街にも近く、人気も高く、土地も高いそうです。５５坪では守谷より少しだけ安い程度で、高い感じがするでしょう。
