設計の価値とは・・・ 設計屋さんの報酬の妥当性

ここで、少し業界ネタですが、お施主さん候補とも言える一般の方々よりも、むしろ、大工さんや工務店さんの方が、設計にお金をかける事に抵抗がある傾向だと思っています。

というのも、作るのは我々で、我々のほうが知っているからと言うのが理由の根幹で、図面があっても、目安であり、見積や申請に使えればＯＫなので、大金かけたくないというのが本音でしょう。

もっとも、これは設計者サイドにも言えることで、要するに、現場で使えない図面を書いていると言うことにもなっているのです。とはいえ、大工さんや工務店さんからすれば、完成する為の大まかな図面が無ければできないのも確かで、お金をかけたくないがしょうがないところもあるのです。

「おおまか」であれば、平面図・立面図・矩計があれば用が足りるからというのが本音でしょうが、実際には、細やかで正確な見積もできないし、それだけアバウトにもなるので、本当のお施主には良い訳ありません。

昨今、法律も責任について明確で、これは、設計者・監理者に責任の重きおいていて、大工さん・工務店さんからすれば、「おれらが責任もってやっているんだ」と思っていても、法律で責任がないことにもなっており、建築士事務所でない工務店は、責任料を支払う必要が出てきます。

さて、一般的に、設計料とは　工事費・総工事費・想定工事費（いづれか　事務所により違う場合もあります）の10％～12％で、若い設計者ほど、10％で、老齢になると、12％もしくは15％とかもいます。（自分の場合、坪いくらで設定しています。）

妥当性は？と言う場合、この設計料とは何なのか？といことです。

最近、国土交通省から設計料の計算方法が出ましたが、使っている方は少ないようにも感じます。

役所仕事等の関係なら使っているかもしれませんが、入札ベースなので、正直自分も良く分からないところがありますね。

この国土交通省の計算方法では、技術料と手間代が基本であり、ある意味、説明しやすいともいえますが、実際の設計では、この技術を売るのではなく、デザインを売るからと言う理由で、デザイン料として、いくらと言う方もいれば、基本設計や実施設計、監理、申請費用として計上することころもあります。（自分の場合、こちらですが）

デザインの場合、いわゆる技術に相当するとは思いますが、価値として高額なイメージもあるので、案外、高い設計料でも納得してもらえるのかもしれませんね。自分としては、デザイン料は今のところ別であり、逆に「あたりまえ」ととらえ、見積とかには載せていませんが・・・・・・・

設計料もこんなにいろいろあり、不動産屋さんみたいにはっきり分かる計算でもない為、費用の妥当性や内容について分かりづらいと思っています。

しかし、何が正しいのか？それをどこまで相手に説明できるのか？が設計者の力量の一つともなっており、自分が思うに、設計料の統一化は不可能で、いわゆる、各事務所ごとのルールとなるでしょう。

家の内容によって違うと言われればそれまでですが、昨今、法律も変わり、そうもいかない感じです。少し前に不動産屋さんから、建築士いないので図面書いてくれないか？一棟7万で、確認申請と監理の名前も貸してくれと電話された事もあります。法律が変わりそうな時期でもあったのですが、それ以前に、馬鹿にしている電話に　「やらない」でつっぱねましたね。不届きな不動産屋でしたね。

設計料とは、本当はいくらであるべきなのか？

手間代が多い我々の業界において、いつまでも付きまとう「悩み」と言えるでしょう。
