マンションか 戸建か それとも・・・・不況で買い時？ [住宅]

というか、上のリンク先、意外と面白いです。ですが、押して頂けるだけでも本当に助かります。

Yahooの広告でも、マンション買い時とするような広告が出ています。
昨今の不況で、値下がりし、お求め安い？といえる値段かもしれません。
500万引き、700万引き等、叩き売り状態です。
マンション・戸建て分譲共にですが、心配事もあるかと思います。
そもそも叩き売りされている物件は、潰れた会社の変わりに異なる会社が販売していたりするケースもかなりあり、実際に作った会社ではないということです。
メンテナンスは管理組合が担当するにせよ、作ったところが残っていた方が安心ですが、このご時勢、どうも、そうならない事がこれからも多くなりそうです。
現在、売られているマンション・戸建に住宅性能保証が付いているかを確認して、購入された方がよいと思います。今年の10月以降引渡しは、住宅性能保証から瑕疵担保責任保険へ切り替わるので、なるべく、というか、この保険になっている戸建・マンションがベストでしょう。
とはいえ、一方で、200年住宅をつくろうという国の動きもありますから、叩き売りには従来程度の耐久性しか見込めない（従来というのは、現在、一般的といえる耐久性です。）ので、これからの長持ちする住宅とするのならば、やはり自分で土地を買い、自分で建てる事をお勧めしたいですね。
特に、マンションの場合、地震があり、補修・改修となった場合、又は、全壊となった場合、元に戻すのに大変な時間と労力がかかることは、阪神大震災で被災された方の話を聞けばわかります。
報道で見ると、「二度とマンションに住まない」と言って出てしまわれる方もいたようです。
また、今、売られているマンションで入居率も見たほうがよいでしょう。入居率が低いということは、予定していた管理費用・保守修繕費も住民にどのように将来返ってくるのかが、デヴェロッパー毎に対策が違うとは思いますが、半分も埋まっていない状況で、5年だとか過ぎるのは非常に問題だと思います。
ということで、やっぱり自分の土地で建ててというのが、いわゆる「めんどくさい事もない」のでしょうが、これは、懐具合もありますし、「自分が生きているうち持ってくれればいいや」であれば、また、考え方も違ってくるでしょう。

自分の場合、やはり戸建てですね。
まぁ、アパートとかマンションに住んだ事ないせいもありますが、
壁一枚だと気を使うかな？とか思ってしまうんで。

引越生活はもう疲れたので、正直安住の地が欲しいところですが、なかなかそうはいきませんね。。。経済的なこともあるし、動物が居ることもあるし。。。

I do love the way you have framed this particular difficulty plus it really does offer us some fodder for consideration. However, coming from just what I have personally seen, I basically trust as the reviews pack on that folks stay on point and don’t start on a soap box regarding some other news of the day.
