住まいの傾向 ハウスメーカーを選ぶ人 [住宅]
↑押してして頂けると大変恐縮です。(というか本当に助かります。上だけでもお願いします。）

はっきり言って 千葉県ではハウスメーカーを選ぶ人が多いですね。
というか、全体の割合からいっても、ハウスメーカーのシェアが多いのですが・・・・
前にも書きましたが、ハウスメーカーは、広告宣伝費・人件費の割合が非常に高く、トータル工事費の4割がその費用です。
また、仮契約を最初行い（いわゆる手付金）を、そうですね、だいたい、200万ばかり徴収し、お客を逃さないようにするのです。
この間潰れた中堅ハウスメーカーも似たようなことをやっていたのではないでしょうか。
あれだけテレビＣＭしていたのですからね。
ハウスメーカーを選ぶ方は、家を始めて建築することと アドバイスする人が身の回りにいないことも手伝い、テレビＣＭに載せられてしまいます。
自分は、アドバイスする窓口がちゃんとしていれば、こんな傾向がなくなると思っています。
私たち設計事務所があまりにも敷居が高いように見えるあまりに、アドバイザーとしての機能を果たさないのです。そこを克服しなくては・・・・・
ハウスメーカーの家が極端に悪いわけではありませんが、自分としては、払った分と比べると、非常に損をさせられている感があり、加えて、設計の自由度があるとか言いながら、かえるだけでお金を取るシステム・・・・・あきらかにおかしいですね。
ある営業マンに聞くと、北側の高さ規制をクリアするための母屋下がりだけで、値段がＵＰするだとか・・・・
はたまた、さるお施主さんに、さるメーカーは、2ｘ4が専門なのに、プランを見ると軸組み工法でしか作れそうにないプランなのに、「できる」だとか言って、「契約してくれ」「安くするから」・・・・とでは、今まで提示していた金額は何だったの？という感じです。
まー、何はともあれ、営業は「人」なので、家もその営業マンで買った方もいらっしゃるかと思いますが、「人」だけでなく、内容もよく見ていただきたいと思いますし、何よりも、アドバイザーをつける事をお勧めします。そうすれば、仮にメーカーでも、ベストチョイスができる可能性があるかと思うからです。
折角、一生に一回の買い物。
後悔しない、良い買い方をしましょうね！

同感です。たしかにほとんどの人が無知というより
身近に相談する人がいないのでＣＭや営業マンのいうことに
乗せられている、のが現状だと思います。

おっしゃること、よくわかります。
きゅんぱちも、建築士の方をパートナーにすることは、基本中の基本だと考えてます。
税のことは税理士、裁判なら弁護士、健康維持のためには医師、転活にはキャリアスキルカウンセラー、資産運用ならファイナンシャルプランナー、マイホーム建築ならば建築士…、と資格を持っていらっしゃる方々をパートナーとして迎え入れるのはリスクヘッジ上、極めて重要なことであると思います。

ハウスメーカーの比重が増えているのはどの県でも同じ傾向だと思いますが、同時に設計事務所が直接的なお施主様との窓口となり元請け化している比率もここ5年間の間に非常に大きくなったと感じています。
お施主様にとって自らの建築を依頼する先として一番重視しているのは昔も今も「この人に（会社に）なら騙されることはない！」「この人（この会社に）騙されるなら仕方がない！」との安心感で、社会が広域化したことに伴い地場の大工さんが建築の担い手たり得る資格を失った結果、ハウスメーカーの比率が上がったのではないでしょうか？
私も瓦という建材の供給側でハウスメーカーとも係わってきましたが、仰るようにハウスメーカーの家というものに信頼性を感じていませんが、かといってお施主様の信頼感を得るために死にものぐるいの努力をしているのも事実。
他の建築の担い手たらん方達も、それに打ち勝てるだけの努力をしないとますますハウスメーカーの寡占化が進んでしまうと現状を憂れいています。
個人的にはキーワードとしては「機能・性能」ではなく、顔が見える「人間関係」だと思っています。
