デヴェロッパー、ゼネコンの倒産・・・・・・(少し遅い話題ですが） [建築]

以前、作りすぎと言っていた、マンションの販売状況の悪化で、デヴェロッパー、ゼネコンの倒産が相次いでます。
「作りすぎ」と言っていた自分も それ見たことか！ と思っています。
建築基準法の改正、マンションの販売悪化、物価の上昇、ガソリン価格高騰と悪いことの連鎖で、もはやメビウスの輪のように堂々巡りとなっています。
バブルはじけた時期に似てきました・・・・・・・・・・・
都内の土地も下がっています。
持ち直すとかいう予測もありますが、ありえないと自分は見ています。しばらくは下がるでしょう。
投資目的の外国人に土地わ買わせて、都内の土地の値段を吊り上げてきたようなものですが、さすがにしばらくは停滞でしょう。
しかし、ガソリンや穀物に流れている金が回ればこんなことにはならないのですが・・・・・・・・・
マンションデヴェロッパー自体、お金儲けでやっていて、安く仕入れて高く売るが全てです。それ以上でもそれ以下でもなく、いい住宅を売りたいというのは、ただのお面といったところと思っています。
今あるデヴェロッパーでも、振興デヴェロッパーは、バブル期に潰れた有名なデヴェロッパーの方や、潰れず残っているデヴェロッパー出身の方が興したものが殆どです。そんな会社に融資する銀行も多いのですが、なぜか融資します。
結局、今回も同じことの繰り返しでしょう。潰れた会社の人間がまた、会社を興し、その会社に銀行が融資という感じです。
銀行にも失望しますが、なによりも、お金儲けのデヴェロパー（全てではないでしょうがね）には失望を通り越して、「お金儲けうまいですね」と言いたいですね。
それにしても、このスパイラル状態の悪循環、一回脱出していたわけではなく、その2にスイッチしていたんですね。
これで消費税の増税で、私たち庶民はどうしようもないですね・・・・・・・・・・・・・

景気の良いと言われている愛知県でも、マンションデベロッパーの倒産が目立ち始めています。
確認申請に時間が掛かりすぎたことで資金繰りが悪化し、計画時点との建築資材の高騰で採算も悪化、その後資金繰りのための投げ売りというパターンで、健全な経営をしていたはずのデベロッパーまで影響を受け始めているようです。
屋根工事店の中には地域中堅ゼネコンの仕事を請け負っていらっしゃる方もいて、非常にデンジャラスな状況です。
