土地探しから・・・・不動産あさり [住宅]

土地から探すお客さんが今、多く、実際に設計に至るまでに時間がかかりますが、土地の値段・場所 そして、予算からはじかれる建物にかかる金額の概算を算出しながらやっています。
正直、土地から入るのは、責任重大ですが、建物との費用のバランスと、地盤改良やご希望の仕様・設備から予想される増額等を加味してアドバイスしています。
土地探しについては、施主が納得するポイントを見つけ出し、それについて細やかにアドバイスするというやり方をおこなっています。
駅に近いだとか、安い土地、広い土地 とか単純な決め方もありますが、我々は敷地が矩形であってもプランする能力があります。建築家とはそういうものです。ですから、変な形でも提案する時はあります。安いのでﾒﾘｯﾄがありますから。とはいえ、矩形は自分のエリアからいうと、柏以南といったところでしょうか。
柏以北である茨城県南地域も活動エリアなので、茨城も右往左往していますが、茨城は矩形にする必要もないくらい、土地が広いのですが、広いなりに悩みもあります。
土地探ししていると、柏は30坪～35坪がなんとか求めやすい金額（1200万～1500万 中には1000万切るものも）で存在。50坪だとかだと、ほとんどありません。又は大変高価です。
一方、牛久あたりだと、同じ額でも 土地の大きさは50坪以上が普通です。要するに、坪単価が1.5倍以上だということです。中間の取手は、同じ値段でも40～45坪でしょうか。車で行くところだと、もう少し広いでしょう。
実は、柏でも旧沼南町エリアは、40坪平均で、1500万中には1300万というものも。住宅地を外れると、直ぐに1000万切るものも。最寄り駅が柏駅でなく、我孫子駅ということにもなりますが、ものは考え方。柏でも安いところ狙うならこういうやり方も良いかもしれません。とはいえ、バス便ですが、本数も意外と少ない事を考えると、バス使うくらいなら、思い切って成田線だとか、川を越えて取手 というのはかなりお勧めです。
取手は駅に近いというのはほとんどマンションとなってきているので、藤代や取手から常総線を使うというのも考え方。
安く土地を買って、良い家を建てましょう！
